Southern Oregon Drought?

Seems like every couple of years we have a winter that just doesn’t really show up. Although in my time in Southern Oregon, never quite as missing as this. Don’t get me wrong, we had a long cold snap in December, and the valley floor got and kept more snow on the ground than any time in my memory.

However, the snow in the mountains has been missing. A whole year is probably going to pass without Mt.Ashland opening.

But invariably, a wet spring follows a dry winter here. And the signs of that are happening. But if you have the question “is that enough rain?”, then here are the 2 websites I like to go to to see how we are fairing in the water for summer department.

The first is the Bureau of Reclamation  page that shows how full our Southern Oregon reservoirs are. At the time of my writing of this, Howard and Hyatt are both at 55% and Emigrant is at 43%. But follow that link to see where those levels are on the day you are reading this.

The second is how much snow is there at Crater Lake. The National Park Service puts out a daily bulletin with snow accumulation current and average.  That report can be found here.  As of the writing of this we are at 43% of average snow depth for this time of year.

So that all being said, the spring rain that is forecasted to be coming through the area this week is hopefully wet and can make up for the dry January.

Sitting in the Woods

It is beautiful up here in the Greensprings today. Sitting holding an open house for brokers at the Mountain Cabin I’ve had listed for a while.
The price has been lowered to $150,000 with possible owner terms.

So I am sitting in the sun on the south facing deck. It is slightly breezy, with pretty much only the sound of the wind through the trees. It kind sounds like there is a creek running in the distance.

I could get used to this.

Happy Summer Solstice

Yay…it’s here. My favorite day of the year. Except this year it has been sadly anti-climactic. First, the long spring/winter weather kinda had this day sneak up on me.

Second, my family is going to a wedding this weekend in California and the past couple of weeks have been full of working hard to make sure that we can spend a few days with family in peace, without worrying about work at home.

Third, in past years we have had huge Summer Solstice parties. Starting with the house we had in Medford, where we held 4 day long parties with friend from San Diego, Portland, Eugene, Boise, Seattle all came to our house..pitched tents in the yard…..threw air mattresses on the floor in the extra rooms. We had activities planned…tiedye projects, games, bonfire, etc….

When we moved to our home in Ashland, the space was no longer there for the huge party at our house, and that sadly ended. But starting in the last couple of years, we found some good camping spots and started working on the revival of the Summer Solstice party.

But given the wedding plans of this year, we were not able to get it going….but I am putting all of my friends on notice right now…NEXT YEAR. I have marked my calendar for June 20-25th. Camping at a TBD location (most likely on the Rogue River).

Estate Quality Property on the Famous Rogue River

Ever dreamed of owning your own private island? Well your dreams will come true when you buy this 11 acres of riverfront property on the Rogue, just downstream from Lost Creek Lake and 10 minutes from the adorable town of Shady Cove.  Relax in this exclusive river retreat. There is an already completed upscale carriage house located above a 4 car garage. Well, septic and power are in and ready for you to build an estate quality home with fabulous views of the river. The property is gated, and this area is shared by only 3 other parcels.

Enjoy the coziness of the carriage house as a vacation home, place to live while building your dream home, or even prime living area for a more downscale lifestyle. You can hear the sound of the river from the 350 square feet of multiple level decks. This carriage home was built in 2006 and has an open floor plan with vaulted ceilings, large picture windows, 2 bedrooms, bathroom with large shower, and jetted tub. You have a view of the river from the kitchen sink and from the shower.

And talk about a great piece of property. You can fish from the banks of 365 feet of riverfront, or hunt in the back yard, with a perpetual easement for recreation to an additional 80 acres of private land. Turkeys, elk, deer, bald eagles, osprey, salmon, steelhead, trout, etc..are all your neighbors.

The location is fantastic too. This property is only 31 miles from Medford International Airport (MFR) and just a few minutes from the stores and restaurants of Shady Cove. There is some great fly fishing nearby, especially the renowned “Holy Waters”.  Lost Creek Lake is just upstream for lake oriented recreation, including sailing, water skiing, fishing or windsurfing.

And best yet….most properties on the Rogue River are located on a highway or busy road…even the freeway. This property is on the other side of the river…and the other side of an island from the highway.

With your dream home, this could easily be a multi-million dollar estate. Or one could live in it as is, for luxury…without the expanse of house to maintain.

Privacy, woods, river, lake, fishing, hunting, gardens, some of the best weather in the country. This is the spot you have been looking for…dreaming of.

The real Oregon dream.

Fishing the Rogue River

One great job that I do not have is to be a Rogue River fishing guide. I don’t even take the time to go fish, let alone take people with me.
Alright, I’ll be honest. I have no idea what I am doing when I fish, be it on the Rogue River, up in the Holy Waters, or at Lost Creek Lake.
But that doesn’t stop me from dreaming about how nice it would be to fish for a living, or heck, even for a little side cash. I do spend as much time as I can on a river…be it the Rogue, or Applegate River.
Or a lake is good too. Camping at Howard Prairie Lake , which is owned by some clients of mine, and some real nice people.

But I do get the opportunity to sell houses on the Rogue River.

I have a great one now. This Exclusive River Retreat is located across the river from Casey State Park, just below the fish hatchery. But best of all, it is on the side of the river that does NOT have a highway running on it. Most of the Rogue river is on a highway, or freeway..until you get to the mountains where it disappears into the Wild and Scenic.

It seems that if someone wanted to have a retreat for fishermen…that they would do well to look at this house. 11 Acres, secluded, riverfront, boat launch, great place.
